The EPC Survey


The Assessment & the Energy Performance Certificate (EPC)


An assessor will visit the property to carry out a survey on its energy efficiency. A certificate will then be produced and provided to the client, usually within 48 hours of the property survey.

Access arrangements


If the property is occupied we will contact the occupiers to arrange a mutually convenient time for the survey to take place. If it is unoccupied then we can collect keys from the owner, tenant or agent and carry out the survey unaccompanied.

The Energy survey


The survey usually takes approximately 1 hour on an averaged size property. It is non-intrusive, meaning there will be no disturbance to the fabric of the property. Our assessor will:

  1. Bullet    Show their Identity Cards prior to carrying out reports;

  2. Bullet    Take detailed measurements of the property;


  1. Bullet    Collect data to help establish the age and construction of the original building and extensions;


  1. Bullet    Where necessary and access allows, inspect the roof space to identify and measure any insulation present;


  1. Bullet    Collect detailed information on the heating systems, lighting, glazing and ventilation within the property;


  1. Bullet    Assess any other energy related features such as cavity wall insulation, solar panels or wind systems;


  1. Bullet    Take photographs of the interior (Boilers, Heating controls, Hot water storage vessels, etc) and exterior of the property to be used as evidence for the survey.
